Estimates Are Planning Ranges Until Field Verified

Website estimates, calculators, proposal exports, visual examples and photo-based reviews are planning tools. Final pricing requires field verification, exact measurements, site access review, material selection, supplier pricing and approved scope.

Material Prices Can Change

Stone, pavers, lumber, PVC, roofing, concrete, hardware, delivery and disposal pricing can change based on supplier, location, availability and timing. Estimates may require updates if supplier pricing changes.

Labor-Only vs Materials-Included

Some estimates are labor/installation package estimates only. Main materials are not included unless the estimate specifically states that QDF or the partner is providing listed materials. Client-supplied materials must be correct, available, undamaged and onsite before work begins.

Included Scope Only

Only the scope listed in the approved estimate/proposal is included. Extra square footage, added lineal feet, additional gates, steps, walls, drainage, hidden demolition, upgraded materials, lighting, electrical, painting, repairs, hauling or landscaping repair are not included unless written into the scope.

Change Orders

Any change requested after approval or discovered due to hidden site conditions requires a written change order and additional payment before the extra work continues.

Photos and Concept Previews

Photos, renderings and visual examples are planning aids. They are not final construction drawings and may not represent exact final color, texture, layout, height, grade, product line or availability.

Partner Work

Some work may be completed by approved QDF partner crews. QDF may route the lead and assist with project organization, estimate preparation and management, while the partner crew performs the trade-specific work.
